HUNDREDS of objections to two large-scale developments in Dollar will be discussed at a Clacks Council meeting tomorrow.

The Planning Committee will hear how the applications would expand the town by almost 500 houses across adjoining sites.

Chief among the concerns raised is the potential "over-development" of the town as a result.

The two applications are both for mixed use developments with houses, commercial areas, open space and landscaping.

One also includes a sports hall, sports pitches and a running track for Dollar Academy.

Both are major development proposals with one attracting hundreds of objections from residents.

Concerns have been raised over the loss of open space, volumes of traffic on roads, drainage systems and flood risks, the number of proposed houses, the impact on the town's school and whether the academy's sports facilities would benefit residents widely.

Dollar Community Council also raised worries that the combined 500 houses would collectively result in "over-development".

Although sympathetic to the need for more housing in Dollar, it cited the Local Development Plan, which proposes only 360 houses for the area in question.

The developments would also require extra spaces to be created for Strathdevon PS and its nursery.

Council documents explained the applicants appointed architects to set out options for expanding the school in response.

The documents said: "The options show potential shortfall in outdoor space.

"Subsequent to this, it was agreed that the council would be prepared to have further joint options appraisal undertaken with NHS Forth Valley that also considered redevelopment of the Dollar Health Centre and school site together and creation of a new community campus, with possible retention of The Hive."

The Hive is currently home to Dollar Development Trust, which took over the running of the former civic centre in early 2019.

The application covering areas of Dollarfield West and East as well as Newfield would bring up to 300 houses and received the most objections by far, 268 in total.

The smaller application covering agricultural land to the south and east of Dollar indicates between 170 and 190 houses.

This application received seven objections and two letters of support.

Tomorrow's hearing will allow the views of applicants and of those who made representations to be heard.

However, a planning decision will only be made in the future.

Council papers added: "The planning service has maintained regular dialogue with Dollar Community Council and Dollar Development Trust on the development proposals since before the applications were submitted.

"As part of this dialogue, the community council and trust indicated that they would be able to represent the wider views of those who have made representations on the applications at this hearing, given the large number of representations that have been received."
